Julie Welgraven is based in Franklin, TN and specializes in the art of home staging, redesign and interior decorating. She is a member of the RESA (Real Estate Staging Association) and received her formal training and certification as an Expert Psychological Stager™ (EPS™) from Kristie Barnett, an award-winning and national expert in home staging, decorating and residential paint color—known as “The Decorologist.™

Julie has always professed a love for beautiful things, colors, textures, decorating and accessorizing. She was raised in an environment of design and creativity as her family owns Kole Custom Homebuilders in Franklin, Tennessee. She realized home staging, redesign and interior decorating was an obvious next step after being asked by numerous friends, family and neighbors to help them with decorating and/or staging their homes. In addition to working for her family business assisting in design plans and selections, Julie has also led projects for a major design and home staging company in Louisville, KY. When she isn’t transforming spaces, Julie enjoys traveling to new cities, baking (mostly chocolate), and spending quality time with friends and family.

Occupied Home Staging Consultation

The Occupied Staging consultations are for properties that are currently being lived in while on the market. We take what you or your client already own and make it photo-worthy. We look at buyer demographics and marketing techniques to make your home stand out from the others. Consultations include color selection, furniture arrangement, accessory suggestions and placement, and organizational tips: $250

Hands-on staging:  After the consultation homework is done, we can return for fine tuning of details and memory points: $150 per hour

Vacant Home Staging Consultation

The Vacant Home Staging Consultations take place in an empty home that is currently or soon to be on the market. We will walk the property and come up with a plan to make it visually appealing through use of on-trend furnishings and accessories, arranged to allow the buyer to envision themselves living there. While buyers may try to visualize their furniture in a home, they often underestimate the size of vacant rooms and discount a vacant home as “too small.” After the walk thru, you will be presented with a quote for the estimated cost of the staging, which includes furniture/accessory rentals.

Average cost is 1-3% of list price.
